Luxury Villa Holidays in Kaş and Kalkan Now Cost Up to 500,000 TL
Weekly luxury villa rental prices in Turkey’s Kaş and Kalkan region now range from 50,000 TL to 500,000 TL after a 20% annual increase.

ANTALYA, Türkiye — Luxury villa holidays in Turkey’s Kaş and Kalkan region have become more expensive this season, with weekly rental prices rising by around 20% compared with last year.
According to DHA, villas in Antalya’s Kaş district and the Kalkan area continue to attract strong interest from both domestic and international holidaymakers. Weekly rental prices now start at around 50,000 TL and can climb to 500,000 TL depending on location, capacity, sea view and luxury features.
The region is especially popular among families, honeymoon couples, groups of friends and Turkish citizens living in Europe, as well as visitors from the United Kingdom, Germany, France, the Netherlands and Belgium.
Weekly prices start at 50,000 TL
Villa rental prices in Kaş and Kalkan vary widely depending on the property’s location, size, view, design and amenities.
A standard weekly rental can begin at around 50,000 TL, while large villas with panoramic sea views, private pools, modern interiors and higher luxury standards can reach up to 500,000 TL per week.
The price range reflects the diversity of the market. Some villas target families looking for a private holiday at a moderate budget, while others appeal to travelers seeking a premium Mediterranean experience.
Prices rose by around 20% in one year
Tourism sector representative Hüseyin Gençer said villa holiday prices in Kaş and Kalkan increased by an average of 20% compared with last year.
“Weekly villa rental prices start at around 50,000 TL and can go up to 500,000 TL. Prices vary depending on sea view, luxury level, capacity and location,” Gençer said.
He added that each villa has its own pricing policy and that the average increase is not considered excessive when compared with wider price trends in Turkey.
According to Gençer, the rise remains below the country’s general inflation level, while demand for villa tourism continues to grow.
Private and isolated holidays drive demand
One of the main reasons behind the popularity of villas is the desire for privacy and independent living space.
Unlike large hotels, villas allow guests to use a private pool, garden, terrace, kitchen and living areas without sharing them with other holidaymakers.
Gençer said travelers increasingly prefer more private and isolated holiday experiences.
“One of the main advantages of a villa holiday is that it offers guests their own private and independent living space. People increasingly want a holiday where they can use the pool and living areas only with their own group,” he said.
This shift in holiday preferences has helped villa tourism expand year after year.
Families, couples and friend groups prefer villas
Villa holidays in Kaş and Kalkan appeal to different types of visitors.
During school holidays and the main summer season, families with children show strong interest in private villas. Outside peak family periods, young couples and groups of friends also prefer the region.
Honeymoon couples are another important visitor group. Sea views, privacy, private pools and quieter surroundings make villas an attractive option for couples seeking a special holiday experience.
The flexibility of villa accommodation also allows guests to plan their own meals, daily schedule and social space without the limitations of hotel routines.
European demand remains strong
Demand for villas in Kaş and Kalkan is not limited to the Turkish domestic market.
According to sector representatives, Turkish citizens living in Germany, France, the Netherlands and Belgium are among those who frequently choose the region.
International demand is also strong, particularly from the United Kingdom, Germany, France and the Netherlands.
This shows that villa tourism in Kaş and Kalkan has become an important part of Turkey’s broader tourism offering, serving both domestic travelers and European visitors looking for a more private alternative to hotel-based holidays.

Sector representatives expect interest in villa rentals to continue, especially during the summer season, school holiday periods and peak travel months for visitors from Europe.

The growing popularity of villa holidays also reflects a wider change in tourism behavior.
For many travelers, a holiday is no longer only about accommodation. Privacy, personal space, flexible living arrangements and a more tailored experience have become major factors in choosing where to stay.
In Kaş and Kalkan, villas with sea views, private pools and modern amenities can command significantly higher weekly prices. Properties closer to the coastline or offering panoramic views are usually placed in the upper price segment.
